What is the construction process like – individual stages

Designing industrial facilities and other buildings is always a multi-step process. Not every client realises just how complex a project can be, and most importantly, how much easier it can be made.

 

 

I. Preliminary consultations

Every project begins with a meeting with a representative of the general contractor. The purpose of the consultation is to identify the needs of the client and offer them professional support in the decision-making process, as well as at later stages of the project.

II. Pre-design work

Preliminary consultations are followed by what is referred to as pre-design work. It consists of creating a spatial management plan, as well as designing the functional layout and the facade. At this stage, a map is drawn for the purposes of the project, and ground and geotechnical investigations are conducted. A water quality and environmental impact assessment is also conducted. The contractor acquires the required declarations from utility providers and creates 3D visualisations. After these steps are completed, an agreement is signed.

III. Building design

The contractor creates a full-discipline building design. A land development plan is created using the previously-drawn map. An architectural design is also created which specifies the form, function and structure of the building, its energy requirements and its ecological aspects, as well as the planned material and technical solutions. It is also necessary to plan the construction system of the building, which consists of structural (static) models, the assumptions necessary to calculate them and the preliminary results of these calculations. In addition, solutions for the base construction and utility elements are developed, in particular the electrical, gas, heating, ventilation, water and sewage systems. An analysis is conducted of rational energy consumption by the building and the conditions which need to be met to connect it into the power grid and sewage, gas and sanitary systems, as well as designing the public road connection. Depending on the type of ground, additional steps may be necessary.

IV. Construction proper

The final stage is the construction of the building by engineering and construction teams, which ensure that the process is progressing smoothly. The final step which concludes the entire project is handing over the building to the client.
